Homes for Students is the UK s leading provider of student accommodation. We currently have a vacancy for a Senior Maintenance Operative at The Maltings property in Colchester working 40 hours per week The Maltings is a 779-bedroom property, with 150 + Kitchens/communal spaces, your overall responsibility will be the planning and management of all tasks associated with maintaining the property as well as leading other maintenance members to ensure a smooth operation. You will be required to carry out planned and reactive maintenance within the Property and will be responsible for ensuring that statutory compliance is maintained at all times. You will be responsible for maintaining the condition of the property and will ensure that any issues are correctly reported and responded to. The role requires the postholder to be competent, work with minimal direct supervision and liaise with a range of internal and external contacts including suppliers and contractors. The postholder will be responsible for driving a high-quality customer experience in relation to the speed and quality of the service provided to reported faults and the general condition, state, and repair of the property. Person Specification: Previous experience of Property maintenance within a similar environment or experienced and qualified in a trade with the ability to work across a number of trade disciplines to a reasonable standard. Knowledge of safe working methods, including COSHH, Manual Handling, working at height etc. Awareness of Health and Safety issues and legal requirements, updating relevant folders within disciplines. Excellent customer care skills with the ability to report outstanding actions and to keep individuals informed of progress. Excellent organisation, communication, and interpersonal skills. Experience of prioritising workload to meet competing deadlines without close supervision. To be proactive in approach, with the ability to use initiative and resolve issues or problems quickly and effectively. Ability to lead and work as part of a team and have a flexible approach to work. Have an excellent work ethic and take pride in the work you do. Have relevant site related experience or an NVQ Level 2 Building Maintenance, Multi-trade Repair and Refurbishment Operations or similar qualification The ideal candidate will have knowledge of Carpentry, plumbing, basic electrics and ground working and experience with both indoor and outdoor painting projects. Multi skilled in carrying out instructions given by the Senior Management team, working to a high standard ensuring quality workmanship and maintaining a high level of productivity Assisting with gaining quotes, planning and organising daily work and managing materials required Updating work orders daily and following administrative procedures as directed Responsible for maintaining H&S ensuring adherence to safe working practice and environmental procedures Keeping vehicles and equipment clean and in working order, reporting any defects Completing statutory checks, audits, risk assessment etc. as required What s on offer: 25 days holiday + Bank holiday (pro rata for part time employees) Many Retail discounts.
